Newly Announced Parkland Ensures Abundant Open Space, Connection with Nature

With this week’s announcements detailing the latest in Travis County’s extensive parkland acquisitions, conservation and preservation are on the minds of many in Central Texas. With more people seeking to live, work and play while immersed in nature, Peacock Preserve, a Conservation Community, seeks to become a complement to Travis County’s investment in protecting open space and parkland.

Peacock Preserve is a nearly 1,400-acre low-density, ranchette community featuring 80 properties of varying size from 12.5 acres to nearly 40 acres. Peacock Preserve is a Conservation Community protecting open space on every property, outside of a 2-acre building envelope. Offering pristine views of the Texas Hill Country and one of the most expansive, conservation-friendly developments in the region, Peacock Preserve sits just west of Bee Cave. The size of these ranchettes and the open space protection will ensure optimal privacy and natural beauty for each and every homesite. Along with this commitment to protecting native areas comes meaningful tax benefits through participation in the County’s 1-D-1 Wildlife tax exemption.

Years ago, Travis County made a substantial investment in the 2,427-acre Reimers Ranch, a spectacular property featuring the iconic Hamilton Pool. With the announcement of their two most recent parkland acquisitions, Travis County has assembled 3,900 acres of permanent preservation land. When including Peacock Preserve, private conservations, and public parkland, the total protected conservation land reaches nearly 12,000 acres enveloping Peacock Preserve within its expanse.

Travis County’s acquisitions are a substantial benefit for our future residents, protecting views and allowing residents to interact daily with this incredible shared resource. Peacock Preserve has become an island within this vast open space allowing a limited group of fortunate property owners to live within this incredible native area. Additionally, with these acquisitions, Peacock Preserve has become one of the last opportunities to own property in this region. There is simply no remaining land for any meaningful development.

Peacock Preserve features some of the highest peaks in Travis County, with all 80 homesites designed to minimize the impact on nature and maximize views and privacy. Some of the finest acreage in the community will be set aside for the shared use of Peacock Preserve residents, including the historic Peacock homestead on the banks of Lick Creek, and multiple hilltop peaks which will be preserved as HOA parks. The community will also feature 12 miles of multi-use trails. Peacock Preserve will be the most conservation-forward project of its kind in the region, with dedicated view protection, parks, valleys and streams providing the backdrop for an unmatched experience.

The project was conceived by Peacock Capital, who has a longstanding reputation for prioritizing conservation in their other projects. The development group is known for putting land preservation in the Texas Hill Country at the heart of their decisions. Their previous conservation-centered development, Preservation Ranch, validated this concept and quickly sold out.

A statement released by Peacock Capital said: “Our approach to land stewardship and thoughtful community planning supports our commitment that the Texas Hill Country remain as unspoiled as possible for generations to come. 90% of the land in Peacock Preserve is set aside as conservation areas. Peacock Preserve represents a vision to create a one-of-a-kind, low-density development that merges privacy, natural beauty, and a love of nature. With Travis County’s unwavering commitment to conservation, Peacock Preserve will become a complementary residential oasis within this vast open space and a testament to our collective responsibility to protect and preserve our heritage. It presents an opportunity for a distinctly different community, offering residents an unparalleled living experience, surrounded by unspoiled land.”

The initial phase of development will release 37 homesites, ranging in size from 12.5 to 40 acres. Homeowners may select from Peacock Preserve’s preferred list of architects and builders or they may use their own, subject to a rigorous set of design review guidelines and standards.

Site improvements are expected to begin at Peacock Preserve in early 2025, with home construction starting in 2026. Homesites in the initial phase begin at $1.5M. Homes in the private, gated community will feature underground utilities including municipal water, telecom and data. The community is located in the highly regarded Lake Travis ISD, including a new high school which will be located just down the street from the development’s entrance in 2027.

Located 10 minutes from Bee Cave and just 30 minutes from downtown Austin, Peacock Preserve offers a secluded setting at one with nature, while still being conveniently situated near the area’s shopping, dining and other attractions and amenities. For those who seek a life of tranquility, luxury, and harmony with the land, Peacock Preserve offers an opportunity to be part of a truly exceptional community.
