Part Disposal of Investment                                                    
                                                                               
The Company announces that it sold 1,340,000 ordinary shares in AeroBox Plc    
("AeroBox") at a price of 7 pence per share on 18 July 2005. In the Company's  
report and accounts for the year ended 30 April 2004, the Company's            
shareholding in AeroBox was valued at 20 pence per share. Therefore, this      
disposal represents a loss on disposal of �174,200. Following this disposal,   
the Company holds 1,910,002 ordinary shares in AeroBox.                        
                                                                               
The funds raised from the disposal will be used to further develop the         
Company's strategy in the hotels and licensed premises sector.
