      Sale of Properties for Moorfield Capital Partners

Moorfield Group PLC ("Moorfield") announces the disposal  of
a  portfolio of industrial properties, both wholly owned and
from  the  Moorfield Capital Partners Trading and Investment
Limited  Partnerships ("MCP") to Brixton Estates  plc.   The
portfolio  consists of three wholly owned properties  for  a
consideration of #4.0m and 15 properties from MCP for #69m.

The MCP portfolio currently produces gross rental income  in
the  order  of  #5.0m,  and the three  Moorfield  properties
produce  in the order of #0.34m.  The proceeds of  the  sale
will  be  used both to repay existing bank debt and  provide
funds for other investment activities.

Moorfield also announces that the disposal by MCP of a  #70m
portfolio  of  Central London properties to  Derwent  Valley
Holdings plc completed on Friday, 22 October 1999.

MCP   was   established  by  Moorfield  Group  and  Ellerman
Investments Ltd in April 1999 to acquire a portfolio  of  75
properties  from  Royal  and  Sun  Alliance  for   a   total
consideration  of  #392.35m.  The above disposal  takes  the
total  sales  that  have exchanged contracts  from  the  two
partnerships to over #200m.
