INDIANAPOLIS, April 18 /PRNewswire-FirstCall/ -- Windrose Medical Properties Trust (NYSE:WRS), a self-managed specialty medical properties REIT, announced today that its development subsidiary, Hospital Affiliates Development Corporation (HADC), has been engaged to manage the project implementation of a $75 million expansion and renovation of an acute care hospital. Under the Program Management Agreement, HADC, as the owner's representative, will manage the work of third party professionals in the site due diligence, design, equipping and construction of a 200,000 square foot expansion and a 21,000 square foot renovation of Sumner Regional Medical Center (SRMC) on a fee-for-service basis for ownership by Sumner Regional Medical Center. Located in Gallatin, TN (north of Nashville), SRMC is a private, not-for-profit healthcare facility and is recognized as the flagship hospital of Sumner Regional Health Systems, Inc. The design phase is expected to last six to eight months followed by a 28 to 30 month construction phase. HADC has been assisting Sumner Regional Health Systems, Inc. with the development of a master plan for SRMC during the approximate three year planning period prior to this engagement. Following a study of the market and services, the projected clinical volumes were converted to key planning units by HADC, defining the scope of the project through a room by room space allocation program. Two design concepts were evaluated, both a new replacement hospital and an expansion/renovation of the existing medical center. After extensive cost analysis, site due diligence, zoning, phasing of the work and space planning by HADC, SRMC decided on the current expansion and renovation project that HADC has been retained to implement. The expansion will feature new construction of a 200,000 square foot acute care tower that will connect to the existing hospital on two levels and will provide a new main entrance. The seven-level tower will initially house a full service emergency room, radiology, surgery, central sterile supply, admission and other adjacent spaces, a freestanding power plant, 20 critical care beds and three floors each with 24 private patient beds. The 21,000 square foot renovation will focus on modernizing the Center for Women's Health to include new labor/delivery/recovery (LDR) rooms, new private obstetrics patient rooms and a new nursery on the second floor of the existing hospital.
