DISPOSAL OF PROPERTY
Hampton Trust announces that it has exchanged contracts for the disposal of
140-146 High Street, Godalming for a total cash consideration of #675,000,
representing a book profit of #100,000. The Company has received a 10 per cent.
deposit of the cash purchase price upon exchange of contracts, with the balance
due on completion, which is scheduled to take place on 30th April 2003.
The freehold property comprises four shop units on ground floor level and
offices on two upper floors. The commercial property, totaling approximately
6,000 square feet, is currently let to tenants including Coversure Insurance,
Paul Ingram Group and Rush Johnson Associates. The net passing rent on the
property is #64,106 per annum representing an initial yield of 9 per cent. after
costs.
With a number of the current leases on the property due to expire, the Company
explored the possibility of alternative uses but concluded that they should
dispose of the asset whilst its value as an investment remained strong, thus
leaving the potential of redevelopment open to the purchaser. The net proceeds
from the sale will be used to reduce the Company's bank borrowings.
