             NEW FLAGSHIP STORE OPENS AT CATHEDRAL PLAZA, WORCESTER


Tops, the specialist investor in town and city centre shopping and leisure
centres, is pleased to announce the recent opening of the H. & M. 22,000 sq. ft.
fashion store, the first of several new flagship stores to open, following
completion of the first phase of the newly redesigned and extended Cathedral
Plaza (formerly The Lychgate Centre) on the High Street in the historic
Cathedral city of Worcester.


Next are currently fitting out their 22,000 sq. ft. store to open next week, to
be followed closely by Slaters Menswear, who are fitting out their 9,000 sq. ft.
Second Floor store.


JJB Sports, the U.K.'s largest sports retailer, now propose to open a 13,000 sq.
ft. flagship superstore on the First Floor, with escalator access from High
Street.


The aggregate rentals arising from these flagship stores is #947,000 p.a., plus
a turnover rent.


Other leading retail fashion stores in the Centre include Monsoon,Top Shop, Top
Man, Dorothy Perkins and Burtons.


In the Lychgate Mall leading from Pump Street directly to the Cathedral, new
units have been taken by Games Workshop; Face the Music; The Furniture Importers
and Image Ladies Fashion, all adjacent to the Centre's 22,000 sq. ft.
Sainsbury's supermarket.


Adam Cohen, Managing Director, stated, "Demand for representation in Cathedral
Plaza, evidenced by these new lettings, further consolidates the 300,000 sq. ft.
covered centre, with its own exclusive internal car park, as a prime destination
for young and trendy shoppers in Worcester and the surrounding area, with a
particular emphasis on fashion and lifestyle".


The first stage of the #5.5m retail development, involving the creation of a
totally new high street element, has been completed on target by Balfour Beatty.
Speed was of the essence to address the technically demanding programme,
including the removal and replacement of essential services, minimising
disturbance to the Centre and its retailers. The works plan enabled full
Christmas trading for both 2002 and 2003.


Preparation for the next phase is under way to provide additional retail space,
which will extend further the successful development of the revitalised fashion
centre.
