Hampton Trust PLC ("Hampton Trust" or the "Company")

Grant of call options

The Board of Hampton Trust announces that its wholly owned subsidiary, Arena
Central Limited ("Arena Central"), has agreed to grant two separate call options
to acquire the freehold property at 301 Broad Street, Birmingham, and the
leasehold land at the junction of Holliday Street and Bridge Street, Birmingham
(the "Petrol Station") respectively.

The option over 301 Broad Street has been granted for the period from 27
February 2003 up to 1 March 2006 ("Option Period") in consideration for the
payment of such sums from time to time as are equivalent to the interest due and
payable under the loan facility advanced to Arena Central, secured against the
property at 301 Broad Street (currently in the principal amount of #2.5 million)
or such other loan facility secured against that property ("Facility"), during
the Option Period. On exercise, Arena Central must sell the property in
consideration for the payment of #3.5 million (exclusive of VAT) by the
optionholder. The option shall lapse if either the optionholder fails to pay any
interest due under the Facility within 28 days of any due date or if the
optionholder becomes insolvent.

In consideration for the payment of an option fee of #1 by the optionholder to
Arena Central, it may exercise the option to purchase the Petrol Station during
the Option Period. On exercise, Arena Central must sell the property in
consideration for the payment of #50,000 (exclusive of VAT) by the optionholder.
The option over the Petrol Station shall lapse either if the optionholder
becomes insolvent, if the option is not exercised by it or if the option to
acquire 301 Broad Street lapses.
